External Description

Villa Romeo is located on the top of a hill just 3 km from Pienza, in the splendid Val d'Orcia, recognized in 2004 as UNESCO World Heritage Site.
Immersed in a large garden with lawn and aromatic herbs, the villa offers several outdoor lounge areas with sofas and armchairs, ideal for relaxing and sipping a good glass of wine.
A covered patio equipped with a dining table is the perfect place for alfresco meals, while admiring the breathtaking view over the Tuscan hills.
The property also features a long swimming pool (18 x 4 m), heated on request and equipped with sun loungers and a relax area.
At guests' disposal also: a ping pong table, a private parking, a hammock and a biological kitchen garden (with free access).

Internal Description

Furnished in a vintage style and spread over 2 floors, Villa Romeo can accommodate up to 12 people for a total of 6 bedrooms (5 doubles and 1 with French bed) and 6 bathrooms. It is provided with air conditioning and mosquito screens.

Ground floor: You are welcomed by a spacious kitchen, equipped with refrigerator, freezer, dishwasher, toaster, blender, American coffee machine and microwave. A large wooden dining table, perfect for 12 people, is located in front of a glass door, which leads to the outdoor patio. From here a narrow spiral staircase in cast iron leads to the mezzanine bedroom (maximum height 2 m) with a French bed, suitable for children/teenagers.
Three steps above the kitchen level is a living room with fireplace and pool table, and with three other steps you will find a small hallway leading to a double bedroom (convertible into a twin, if necessary) with private bathroom and shower.
To the left of the kitchen, up three steps, there is a small glazed veranda.
Following is a spacious living room with a large fireplace, comfortable sofas, a library with many books, stereo, TV and DVD player.
Next to the living room you will find a small kitchen (oven, fridge, freezer, dishwasher and microwave), a sitting room with TV and bookcase.
The floor is completed by a double bedroom (convertible into a twin, if necessary) with access to the outside and bathroom with double shower (210 x 75 cm).

First floor: The upper floor, reachable both from inside and outside via an external staircase, consists of: a double bedroom with big round hydromassage tub (diameter 175 cm) and ensuite bathroom with shower; a double bedroom with ensuite bathroom with double shower (150 x 90 cm); a double bedroom with iron bed, two windows and chest of drawers. Finally, a bathroom (not ensuite) with hydromassage.

Prices and conditions

Included in the price: Internet Wifi; bed linen, bath towels and pool towels; house cleaning (3 hours a day); cots and high chair; welcome dinner on arrival (wine not included); pool cleaning and garden maintenance (twice a week); electricity (up to 200 kw).

Excluded from the price: Final cleaning (€300.00); electricity (over 200 kw - €0.45/kw); heating (€5.50/m3); air conditioning (€0.70/kWh); pets on request; pool heating (on consumption). Tourist tax (the amount usually varies, depending on location, from €0,50 to €4.00 per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay €1,000.00 security deposit upon arrival (cash), which will be returned at the end of the stay upon damages.

Places to visit

Villa Romeo is located at 3 km from Pienza where you can find some shops and essential services. Pienza is the town of Pius II, famous for the “Pecorino cheese”. Pienza is immersed in one of the most beautiful Tuscan landscape, Val d'Orcia, recognized in 2004 as UNESCO World Heritage Site.  Here you can visit lovely villages such as: Castiglione d'Orcia, Montepulciano and Montalcino.
For those in search of relax, in the province of Siena there are many spas, like Montepulciano, Bagno Vignoni and Chianciano. Lastly, we suggest a visit to Cortona, Etruscan and Medieval town from the Valdichiana area, built on a hilltop.
