External Description

Villa Silvignano is located in Silvignano, a small village in Umbria near Spoleto. Surrounded by a private olive grove, the property boasts a lovely fenced garden with parking for 2 cars, and an outdoor dining area with barbecue, perfect for enjoying delicious grilled meals with friends.
Guests can also relax in the lovely private pool (15 x 4 m, depth 1.5 m), open from May 15 to October 15, and equipped with sun loungers, a parasol, an outdoor shower, and a gazebo with table and seating.
Among the outdoor spaces, there is also a large panoramic terrace on the first floor of the villa, furnished with sofa, parasol, and breakfast table, offering a stunning view of the surrounding Umbrian valley.

Internal Description

Villa Silvignano is spread over two floors and can sleep up to 10 guests, featuring 3 bedrooms and 2 bathrooms. Internet Wifi is included. All rooms are equipped with ceiling fans and mosquito nets on the windows. The bedrooms on the first floor have air conditioning. Upon request, a crib and a high chair are available. Pets are not allowed.

Ground floor: The ground floor features a cozy veranda-lounge with glass sliding doors, two sofas, a dining table, and a wood stove. Moving forward, you enter the open-plan living area, elegantly furnished with sofa, fireplace, dining table, and a kitchen with island. The kitchen is fully equipped with stove, oven, refrigerator, dishwasher, microwave, toaster, and coffee machine.
On this floor, there is also a laundry area, a double bedroom, and an adjacent bathroom with shower.

First floor: The upper floor houses a spacious living room, decorated with chestnut beams, two sofas (including a double sofa bed), armchairs, tv, and a bookshelf with books and board games, perfect for the enjoyment of both adults and children. The living room provides direct access to the panoramic terrace.
Finally, there is a bathroom with shower and the sleeping area, divided as follows: one bedroom with two bunk beds (for 4 people) and a twin bedroom (which can be converted into a double upon request).

Prices and conditions

Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (200,00€); extra cleaning on request (100,00€). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 250,00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.

Villa Silvignano is located in Silvignano, a small Medieval village in Umbria, within the municipality of Spoleto. Silvignano sits on a hill overlooking the Clitunno River valley, and is characterized by an authentic and peaceful atmosphere, with stone-paved streets, Medieval-style houses, and a charming view of the Umbrian countryside.
About 12 km away lies Spoleto, a city rich in history and culture, famous for its Duomo, the Ponte delle Torri, the Roman Theater, and the Festival dei Due Mondi.
For nature lovers, the nearby Fonti del Clitunno (7 km) offer a natural oasis with crystal-clear springs and a suggestive atmosphere, beloved by Latin and Renaissance poets. Additionally, the surrounding area features several trekking trails and scenic routes that wind through the Umbrian countryside, offering breathtaking views of olive groves and woodlands.
Finally, we recommend visiting Montefalco (20 km), known as the "Balcony of Umbria" for its stunning panorama. Montefalco is also famous for its Sagrantino wine and the beautiful frescoes by Benozzo Gozzoli in the Church of San Francesco.
