Villa Madonnuccia is a charming farmhouse located on its own hill at about 500 meters above sea level, offering a wide view over the Valtiberina valley and Sansepolcro, a delightful medieval village and the birthplace of Piero della Francesca. The property is surrounded by a vast fenced park of approximately 2 hectares, featuring manicured lawns, olive groves, and lush vegetation.
The outdoor spaces offer a true haven of relaxation, highlighted by a beautiful private pool (7 x 14 m, depth from 1 to 2.7 m), open from May 15th to October 15th. Surrounded by sun loungers, umbrellas, and an outdoor shower, the pool provides the perfect setting for unwinding, soaking up the sun, and enjoying refreshing swims in the peaceful Tuscan countryside.
Next to the pool, you will find a spacious gazebo furnished with a large dining table for up to 10 people, the ideal spot for open-air dinners and unforgettable moments shared under the Tuscan sky.
Guests also have access to ample parking areas that can accommodate up to 12 cars, as well as a convenient wood-fired oven and barbecue, perfect for preparing delicious grilled meals in good company, surrounded by the calm and beauty of nature.

Internal Description

Villa Madonnuccia is spread over 5 floors and can accommodate up to 10 people, has 5 bedrooms and 4 bathrooms. Internet Wifi is included. All windows are equipped with mosquito nets. 2 high chairs and 1 baby cot are available on request. Pets are allowed on request.

Ground floor: Upon entering the villa, guests are welcomed by a spacious, fully equipped kitchen, perfect for preparing delicious meals together. Amenities include a coffee machine, toaster, microwave, dishwasher, oven, stovetop, refrigerator, a large dining table, and a charming fireplace. From the kitchen, there is direct access to the outside area with a wood-fired oven, ideal for baking pizzas and enjoying rustic outdoor dinners.

First floor: A short staircase of just three steps leads to the first floor, which is also accessible from the outside via a balcony equipped with a large dining table and chairs, ideal for open-air meals. This level features a bright and inviting living area, tastefully furnished with large sofas, armchairs, a second fireplace, and a dining space, creating a warm and welcoming atmosphere.

Mezzanine: At this level, you’ll find a double bedroom with ensuite bathroom (with shower). A staircase from here leads up to the corridor of the upper floor.

Second floor: This floor includes another double bedroom with ensuite bathroom (with shower). Along the corridor, there are two additional bathrooms: one with a shower and the other with both shower and bathtub, serving the upper floor bedrooms.

Third floor: On this level, there is a double bedroom and a twin bedroom, both located along the corridor, perfect for families or groups of friends.

Attic: The highest level of the villa hosts the final two bedrooms: one with two single beds and another with a three-quarter bed (French bed), ideal as a private retreat or for younger guests.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (50.00€). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 300.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.

Villa Madonnuccia is located in the Tuscan countryside, on a hill about 500 meters above sea level. The property is just a 10-minute drive from Sansepolcro, a delightful medieval village in the Valtiberina valley and the birthplace of Piero della Francesca.
In just 10 minutes by car, you can also reach another charming village, Pieve Santo Stefano, known as the "City of the Diary" as it hosts both the National Archive of Diaries (which has collected all the historical memories of the town since 1984 through diaries, letters, epistolary) and the Little Museum of Diaries (a multisensory and interactive journey born to describe the National Archive of Diaries and its precious autobiographical stories).
Always been linked to the figure of St. Francis, the Tiber Valley includes the first stage of the Ways of Saint Francis, a pilgrimage that goes from the Sanctuary of La Verna to Assisi.
Moreover still in the Tiber Valley you will find other Medieval villages, worthy of a day trip, such as: Anghiari (where the famous Battle of Anghiari took place), Caprese Michelangelo (where Michelangelo Buonarroti was born) and Monterchi (where Piero della Francesca painted one of his most famous frescoes, “La Madonna del Parto”).
Just a short walk from the villa, easily reachable on foot through a pleasant nature-filled stroll, lies the enchanting Lake Montedoglio, one of the largest artificial lakes in Tuscany. Here, you can enjoy scenic hikes, relaxing walks along the shore, outdoor adventures with water sports, and exciting sport fishing. It’s a peaceful haven, perfect for unwinding and experiencing nature in all its beauty.
Lastly the location of the villa, not far from the border with Umbria, allows you to easily visit Umbrian destinations such as: Citerna, Città di Castello, Montone, and Umbertide.
