External Description

Villa Roger is an enchanting villa located on the seafront of Marina di Pietrasanta, along the Versilia coast, just 70 meters from the beach.
Totally fenced, the property boasts a private garden with lawn, brickwork barbecue, sdraio and outdoor shower, ideal for cooling off after a day of sun and sea.
Among the outdoor spaces you will also find a covered patio equipped with a sofa, and a dining table for 4 people, perfect for alfresco lunches/dinners.
On the first floor of the villa there aree both a balcony and a beautiful terrace with sea view, equipped with parasol, coffee table and some seats.
Moreover, at guests' disposal a couple of bicycles and a private parking space.

Internal Description

Villa Roger is spread over 3 floors, can accommodate up to 7 people, has 4 bedrooms and 2 bathrooms.
Three bedrooms are provided with air conditioning. Small pets are allowed.

Ground floor: You are welcomed by a bright living area furnished with: sofa, dining table for 6 people, tv, and double French windows with direct access to the garden and the covered patio.
Then there is a small modern kitchen, equipped with: oven, refrigerator, coffee machine, stove, microwave, toaster, dishwasher and kettle.
You will also find a double bedroom and a single bedroom.
A bathroom with shower makes the rest of the floor.

First floor: The first floor, reachable by climbing some stairs, consists of a sitting room with sofa, and direct access to the romantic terrace with sea view. Following is a double bedroom, and a bathroom with shower.

Attic floor: The attic on the top floor houses a spacious double bedroom with sofa, chest of drawers, and low-sloped ceiling.

Prices and conditions

Included in the price: Utilities (water, gas, electricity).

Excluded from the price: Final cleaning (380,00€). Tourist tax if required (the amount usually varies, depending on location, from 0,50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 800.00€ security deposit (credit card), which will be returned at the end of the stay upon any damages. A deposit for waste disposal (150,00€) is also requested, and it will be returned if the waste is correctly disposed of.

Places to visit

Villa Roger is located along the seafront road of Marina di Pietrasanta, a renowned seaside resort of the Versilia coast. Its location is excellent as it allows you to reach the beach in just a 2-minute walk, while commercial activities (such as bars, restaurants, newsstand, pharmacy and shops) are just a few meters away. Moreover, in front of the property there are: 2 tennis courts, a skating rink, and a cycle path.
The several Versilia seaside resorts (such as those at Marina di Pietrasanta, Forte dei Marmi, Lido di Camaiore and Viareggio) offer a wide range of services for tourists.
Just 5 minutes walk, you can reach the fascinating Versiliana Park, a natural oasis with 80 hectares of centuries-old wood, varied fauna and vegetation. Every summer the park hosts the historic “La Versiliana Festival”, a cultural event that includes a rich calendar: from music to book presentations, from theatre to dance.
Do not miss Lucca (the walled city "of a hundred churches") and Pisa (with its “Leaning Tower”, known all over the world) which are only half an hour away by car.
