Villa Ylenia is a modern, luxury villa in Vittoria Apuana (Forte dei Marmi), situated at just 600 meters from the beach.
Surrounded by a richly-planted fenced garden with lawn, the property boasts a lovely pergola (20 sqm) with a dining table for 6 people, two armchairs and a coffee table.
Among the outdoor spaces you will find an infinity pool (65 sqm, 11 x 6 m, depth 1.20-1.90 m), characterized by cervical waterfalls, and a large solarium equipped with sunbeds, prasols and some tables. Next to the pool there are: an heated Jacuzzi, a changing room, and a shower with hot/cold water.
Guests have also access both to a large parking area (for 3 cars) and a service parking with a charging station for electric cars.

Internal Description

Furnished in an elegant and modern style, Villa Ylenia is spread over 2 floors, and can accommodate up to 6 people, has 3 bedrooms and 4 bathrooms.
The property is provided with: a latest-generation automation system that allows temperature control in each room; an independent radio system in each room; an anti-theft system directly connected to the operating centers and supported by anti-intrusion sensors. Moreover there is an anti-mosquito system, and a video surveillance system that covers the entire perimeter of the property.
Inluded Internet Wifi and air conditioning. Pets are not allowed.

Ground floor: On the ground floor there is a bright open space, furnished with corner sofa, latest generation tv (OLED 8k), and dining table for 6 people. Following is a modern, fully equipped kitchen with: counter, oven, dishwasher, refrigerator, microwave (which offers the steam cooker option), coffee machine, kettle, professional ice maker, and a wine cellar with different temperatures (according to the different types of wines).
A bathroom with shower and a service bedroom complete the floor. The service bedroom is equipped with a comfortable double sofa bed, wardrobe, smart tv and independent entrance.

First floor: The upper floor, accessed by an elegant glass staircase, houses 3 double bedrooms, all equipped with ensuite bathroom (with shower) and smart tv. On this floor you will also find a large terrace (40 sqm) that directly overlooks the wonderful garden.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (300,00€). Tourist tax (the amount usually varies, depending on location, from €0,50 to €4.00 per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay in advance (bank transfer) 10.000,00€ security deposit, which will be returned at the end of the stay upon any damages. A deposit for waste disposal (250,00€) is also requested (cash), and it will be returned if the waste is correctly disposed of.

Places to visit

Villa Ylenia is located in Vittoria Apuana, a hamlet of the renowned seaside resort of Forte dei Marmi, along the Versilia coast. The surrounding area is very quiet and green, and the apartment is only 600 m from the beach, and is close to all the main services: supermarket, pharmacy, perfumery, newsagent. The center of Forte dei Marmi with its shops and high-fashion boutiques (Gucci, Prada, Dolce & Gabbana etc...) is just 3 km away.
The several Versilia seaside resorts (such as those at Forte dei Marmi, Lido di Camaiore, Viareggio and Marina di Pietrasanta) offer a wide range of services for tourists.
Lucca (the walled city "of a hundred churches") and Pisa (with its “Leaning Tower”, known all over the world) are only half an hour away by car.
