External Description

Villa Soiana is located in the countryside of Capannoli, a small village near Pisa and Volterra.
Surrounded by a beautiful garden with several trees and plants, the villa boasts some outdoor spaces including gazebos and pergolas with dining tables, and a lounge area with sofa and coffee table, ideal for relaxing while reading a book or sipping a good glass of wine.
Inside the garden you will also find a swing, a fitness trampoline, a ping pong table, and a barbecue, perfect for tasty grills with friends.
The property also has a lovely pool (6 x 12 m - depth 1.60 m), open from 20 May to 30 September, equipped with sun loungers, deck chairs and parasols.
Lastly there is a private outdoor parking for 4 cars.
Please note that the owners live on the ground floor of the villa, and they will often be away from home because of business but they will always be helpful in case of need. The entrance to the garden through the gate is shared with the owners. Moreover the owners have their own garden at the back of the villa, which is separate and not visible from guests' garden.
Near Villa Soiana there are other houses with well-defined spaces, separated by high hedges, in order to guarantee the utmost privacy for guests.

Internal Description

Villa Soiana is set on 2 floors, and can accommodate up to 12 people, has 6 bedrooms and 4 bathrooms. Included Internet Wifi.
The property is not equipped with air conditioning. However, this area is well ventilated, and the thick walls of the property keep its interiors naturally cool.
All bedrooms have mosquito nets. At guests' disposal also 1 baby bed and 1 high chair. Pets are not allowed.

Ground floor: On the ground floor there is an apartment with independent access from the garden, consisting of a double bedroom, a bathroom with shower, and a washing machine. This apartment is not connected with the first floor of the villa.

First floor: The first floor, which is accessed via some external stairs in the garden, is made up of a welcoming living area, furnished with: tv, fireplace, sofa, two armchairs, and a wooden dining table for 6 people. Next there is an airy equipped kitchen with: dishwasher, oven, refrigerator, microwave, coffee machine, and dining table for 6 people.
The sleeping area consists of 4 double bedrooms and 1 twin bedroom (that is a passage room to get to a double bedroom).
There are also 3 bathrooms: two with shower and one with shower and bathtub.

Prices and conditions

Included in the price: Internet Wifi; utilities (water, gas, electricity); house, garden and pool maintenance.

Excluded from the price: Final cleaning (180.00€). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 300,00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.

Places to visit

Villa Soiana is located in the countryside of Capannoli, a small village in the province of Pisa.
In the surrounding area we suggest taking a trip to the suggestive Teatro del Silenzio (19 km), a natural amphitheater, created in the splendid setting of the hills of Lajatico, where every year Andrea Bocelli organizes an important musical event, inviting famous Italian and non-Italian singers.
About an hour's drive away we find 3 ancient medieval villages of great charm: Volterra (with its Etruscan museum), Castagneto Carducci (where the famous Italian poet Giosuè Carducci spent his childhood) and Bolgheri (producer of one of the best wines in the world, Sassicaia).
For those who love to go to the sea, the nearest seaside resorts are Rosignano Marittimo and Castiglioncello.
