External Description

Villa Pedona is located near Massarosa, in the province of Lucca, a few kilometers from the famous seaside resorts of Versilia (such as Viareggio, Lido di Camaiore and Forte dei Marmi). Situated in a hilly position, the property is very bright offering a wonderful panorama of the Versilia coast.
Surrounded by an enclosed garden with lawn and private parking for 2 cars, the villa boasts a lovely above-ground pool (5 x 3 m), open from mid-May to the end of September.
From the terrace (about 20 sqm) you can admire the Tuscan mountains and the surrounding valley.

Internal Description

Spread over 2 floors, Villa Pedona can accommodate up to 5 people, has 2 bedrooms and 1 bathroom. Internet Wifi is included. Small pets are allowed on request.

Ground floor: The ground floor is dedicated to the living area, made up of a bright living room, furnished with sofa, tv, fireplace, study corner with desk, and French doors opening to the outdoor patio. Next to the living room there is a spacious dining room, and a rustic kitchen, equipped with: stove, electric oven, fridge, dishwasher, washing machine, and direct access to the garden.

First floor: The upper floor consists of a double bedroom, a single bedroom, a bathroom with shower, and an open area with a double bed (available to guests) and access to the panoramic terrace.

Prices and conditions

Included in the price: Utilities (water, gas, electricity except heating); house, garden and pool maintenance; Internet Wifi.

Excluded from the price: Final cleaning (250.00€); heating on consumption during winter months. Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 700.00€ security deposit (credit card), which will be returned at the end of the stay upon any damages. A deposit for waste disposal (120.00€) is also requested at check-in (cash), and it will be returned if the waste is correctly disposed of.

Villa Pedona is located in the municipality of Massarosa, in the province of Lucca.
Viareggio and the other famous seaside resorts of Versilia (such as Lido di Camaiore and Forte dei Marmi) are just 25 minutes away.
The Versilia coast – i.e. the great temple of entertainment by night – boasts some exclusive seaside establishments, largely equipped with amenities and services, in order to satisfy every kind of tourist needs.
Lucca (the walled city "of a hundred churches") and Pisa (with its “Leaning Tower”, known all over the world) are 45 minutes away by car.
For sports lovers, you can reach Lake Massaciuccoli (40 minutes by car) where, during spring and summer time, you can practise several sporting activities, including rowing, canoeing and sailing.

Main distances: Viareggio (12 km), Forte dei Marmi (20 km), Lake Massaciuccoli (24 km), Lucca and Pisa (31 km), Florence (102 km), Siena (167 km).
